Charlotte Real Estate Statistics for June 2009

The average list price of homes sold was down year over year by 1.48%.
Average Closing Price was down 6.4% year over year.
Average days on the market was up by 2% from the previous month.
Number of new listings was down year over year by 22.5%.
Mortgage rates ended at 5.42% up for the 3rd time in the past 3 months.

I’m lisa wilkins, a real estate broker in Charlotte NC and this is the first blog on my website.
I am very excited and a bit nervous with this new endeavor but I am pleased to have the opportunity to do this. I won’t go through my credentials; you can read them in my about me section but I will say that I intend to use my financial and legal background as a way to provide my readers with some interesting insight to the real estate market. I am looking to take a look at current events, local market statistics, overall impact of the economy and financial markets as they bear down on your ability to buy and sell homes here in Charlotte.
I hope you will find my writing to be succinct, casual in style and most of all honest. I can’t tell you how many times I read or hear comments from other business peers stating how the markets have bottomed and things are all good. Readers let me let you in on something…..although Charlotte home values have not experienced the severe declines like other parts of the country, home values in Charlotte will probably not stabilize until the end of the year. To that end it will probably take a couple of years before we will see home prices begin to climb once again.
Now with all that said does that mean you shouldn’t buy in this market….NO…it just means you need to be aware of market conditions and trends so you can make informed decisions. That is what I hope to accomplish for you so stay tuned there is a lot more to come.
